Berkshire Amber offers flexible lease terms ranging from 1 to 15 months, allowing residents to choose a term that fits their lifestyle. Lease terms are subject to change without notice.

Applicants must earn a gross monthly income of at least 2.5 times the base rent. Combined income is accepted for multiple leaseholders.

No. Berkshire Amber does not require a minimum credit score. Applications are reviewed based on income, credit history, rental history, background screening, and identity verification.

Move-in timelines depend on unit availability and completion of the application and approval process. Some units are available immediately, but contacting the leasing team will provide the most accurate information and allow residents to plan their move efficiently.

The standard security deposit is typically equal to one month’s rent, though the amount may vary depending on credit history and other factors. The leasing team can provide exact deposit details for each unit and applicant.

Not all utilities are included in the base rent. Residents are usually responsible for services such as water, trash, electricity, and other utilities. Exact details should be confirmed with the leasing office.

Utilities & Insurance

Residents pay for electricity, water, sewer, pest control, trash haul, and valet trash. Electricity is set up directly with the provider of the resident’s choice.

Yes. Residents must maintain renter’s insurance and provide proof listing the required additional interest. Insurance billing is managed by a third-party provider.

Parking

Yes. Free parking is available, and reserved parking starts at $50/month. EV charging stations are also available.

Amenities & Apartment Features

Amenities include a 24-hour fitness center, resort-style pool, clubhouse, media room, demonstration kitchen, outdoor fire pit, grilling stations, valet trash, EV charging stations, and controlled-access parking garage.

Yes. All apartments at Berkshire Amber include in-home washers and dryers, making laundry convenient and accessible for every resident.

Packages may be delivered to Parcel Pending lockers, the mailroom, or held by the leasing office. Oversized packages are stored in the designated parcel room.

Pet Policy

Yes. Berkshire Amber is a pet friendly apartment community in Far North Dallas, allowing up to two dogs or cats per apartment with no weight limit.

There is a $400 one-time pet fee per pet and $20 monthly pet rent per pet. Breed restrictions apply, and service animals are exempt. See our pet friendly page for more details.

This well-established area offers a suburban feel with convenient access to shopping and dining at nearby Prestonwood Village and Addison, as well as major roadways like the Dallas North Tollway, making it easy to commute to North Dallas, Plano, and downtown Dallas.

Lease Renewals & Move Out

Lease renewal offers are typically sent about 75 days before lease expiration via email and the resident portal.

Residents must provide at least 60 days’ written notice prior to the lease end date.

Yes. Early lease termination requires 30 days’ written notice, payment of a fee equal to two months’ rent, and repayment of any concessions received.

Tours & Office Information

Berkshire Amber offers escorted in-person tours and self-guided tours. Self-guided tours can be scheduled online, allowing prospects to tour apartments at their own pace.

Live virtual tours are not currently available. However, residents and prospects can explore the community through our online virtual tours and convenient self-guided tours.
